Scratches and a tired finish do not tell the whole story. The condition of the timber determines what can come next.
Look beyond a worn finish
A timber floor can look tired while still having useful life left in it. Surface marks, a dull appearance and isolated damage may be suitable for restoration. However, deep damage, movement or moisture problems need investigating before a new finish is considered. Photographs help start the conversation, but they cannot replace a physical assessment.
When sanding may be an option
Sanding removes material from the surface, so there must be enough suitable timber remaining. This is particularly important with engineered boards, where the thickness of the real wood wear layer varies. Previous sanding, exposed fixings and the condition of joints also affect the decision. Do not assume every wooden floor can be sanded again.
Repair first, finish second
Loose boards, missing sections and localised damage may need repair before sanding or finishing. Matching an older floor can involve differences in species, dimensions and appearance. Discuss how a repair is likely to look: new and old timber may not be visually identical, even after finishing. If damp or a leak is involved, address the source before cosmetic work begins.
Understand the practical arrangements
Ask what needs moving, how dust will be managed and which areas need to stay clear. Confirm the proposed finish and the time required before walking on the floor, moving furniture back or replacing rugs. These timings vary by product and conditions. Plan alternative access if a hallway or connecting room will be unavailable.
When replacement deserves consideration
Replacement may be appropriate if the existing construction is unsuitable, the wear layer is exhausted or damage makes restoration impractical. Compare the full scope of both options, including preparation, repairs and disposal. DJM offers restoration, repair and installation across West Sussex, so an enquiry can consider the condition of the floor alongside the result you want. Include photographs, room dimensions and anything you know about previous treatments.
